Cedar Falls Resort: Luxury Short Term Rental Cabins

Cedar Falls Resort is fairly unique for the Sevier County area in that it used to have a fairly even mix of luxury overnight rental cabins, permanent residences, and second/vacation cabins located within the subdivision (see map below for details). This diversity helped establish Cedar Falls as one of the premier cabin resorts in the area for both residences, vacation cabins, and overnight rental cabins.

However, as time has progressed Cedar Falls Resort transitioned more and more into a majority short term rental cabin use community. Initially permanent resident property owners chipped in on the HOA and took on projects pro bono in order to keep the community beautiful and costs in check. As more and more residents moved out and short term rental cabin owners operated in the neighborhood the costs to the HOA began to see some increases. Despite these increases, Cedar Falls Resort is still positioned as one of the best "bang for your buck" cabin subdivisions in Sevier County.

The development was started around 2003 and has seen quite a few luxury cabins built since then. Cedar Falls was developed by Gary Fields, who also developed The Summit on Bluff Mountain. Cedar Falls’ amenities are second to none in the area, yet still have a relatively low HOA fee. There are four phases that comprise Cedar Falls Resort with Phase IV being the gated portion.

The land varies quite a bit within the development. Some lots and homes offer a creek front setting on Sandsuck Branch (which ranges from roughly 5 to 20+ feet wide). Others, especially those in Phase IV, offer outstanding mountain views. Many other lots offer private settings or fairly at land ideal for a permanent residence.

  • Some lots are steep, but the majority are gradually sloping, rolling, or level ridge-tops.

Following the increase in rentals to our area post Covid, a large portion of the vacant lots were purchased and new short term cabin rentals constructed. Cedar Falls Resort: Cabins for sale and real estate analysis

The subdivision has experienced steady and consistent growth from its inception. When Cedar Falls was initially developed and building began the first cabin on the left, just prior to the covered bridge, was the "model" home in which the developer, Gary Fields, used to promote the community. The developer sold nearly all lots prior to the foreclosure crisis that began around 2008 and was prominent through 2013. The subdivision experienced a high level of foreclosures during this period, but not an abnormal amount in comparison to other subdivisions developed in the same general time frame. These foreclosures caused cabins sales, land, and real estate to decrease substantially in value during this time period. Lots could be often purchased in the $15,000 to $40,000 range while very nice 3 bedroom cabins, some with creek frontage, could be purchased for less than $200,000. In fact, my wife and I purchased and lived in one of these foreclosures.

During the post covid era Cedar Falls, as did most of the Sevier County cabin rental communities, experienced tremendous growth in real estate sales prices, new cabins being built, and an increase in short term rental properties. Values of cabins purchased during the foreclosure crisis that had sold for under $200,000 sold for over $500,000 in the height of Covid and then in the year(s) to follow increased to well over $1 million. Cedar Falls began to see more and more cabins priced over $1 million starting in 2021 and the occasional cabin for sale over $2 million.

Cedar Falls Resort is a luxury cabin rental development located off Waldens Creek Road in the Pigeon Forge/Bluff Mountain area. The subdivision is approximately 10 minutes from light #3 in Pigeon Forge (Wears Valley Road). The location is ideal with the country and mountainous feel, yet only 10 minutes from the main Parkway and attractions such as The Island. It is approximately 5 to 7 minutes from other attractions such as Waldens Creek Stables and the Smoky Mountain Alpine Coaster. Many restaurants and plenty of shopping are within 10 minutes of Cedar Falls. There are two grocery stores, Kroger and Publix, that are accessible without having to get on the Parkway in Pigeon Forge. This makes it much easier to deal with traffic during heavy tourist days.
